Welcome to the Final Quarterly BC Noticeboard of 2024!

 

With warm summer days just around the corner, the year is winding down, and it's time to start preparing for the upcoming holiday season. Now is a great time to begin addressing your summer maintenance tasks and any other urgent BC matters. Doing so will help you and your committee stay ahead of the festive rush, ensuring you're fully prepared for your first committee meeting of 2025.

 

Christmas Office Closure Dates: 

 

Our hardworking team will be taking a well-deserved break over the Christmas period to relax and recharge. Please note that our office will close at 12:00 PM today, Friday, 20 December 2024, and reopen at 9:00 AM on Monday, 13 January 2025. During this time, our team will be unavailable. However, if an emergency arises—such as a power outage, water leak, or lighting issue—please call 027 970 5435.

IMPORTANT NOTICES & REMINDERS

 

Overdue Levies: 

 

A reminder that having overdue levies or outstanding amounts on your account will affect your eligibility to vote at upcoming annual general meetings. Additionally, it will prevent you from participating in the committee or becoming the chairperson.

 

We understand that unforeseen circumstances may arise. If you find yourself facing overdue levies, we encourage you to reach out to us at finance@cbcs.nz. Our team is here to help and discuss potential payment plans to assist you.

 

STAFF UPDATE: ASHLEIGH MARR 

We would like to inform you that Ashleigh Marr, our Body Corporate Manager, will be going on maternity leave in February 2025. Upon her return, Ashleigh will be stepping into a new role at CBCS as our Business Development Manager.

 

After serving as our Body Corporate Manager with dedication and expertise, Ashleigh is ready to tackle new challenges and drive growth in our business development efforts. While we will certainly miss Ashleigh in her current capacity as Body Corporate Manager, we’re thrilled to retain her talents within our team and look forward to the positive changes she will bring in her new position.

With Ashleigh’s transition to Business Development Manager, we will be appointing a new Body Corporate Manager in the new year. We will provide further information about this change before February 2025. We understand that many of you have developed strong working relationships with Ashleigh, and we want to assure you that you will continue to receive the same high level of service going forward.

 

We wish Ashleigh all the best as she prepares for her exciting new chapter ahead and look forward to welcoming her back when she returns.

This comprehensive guide covers all key aspects of Body Corporate committee meetings, providing clarification on committee formation, responsibilities, and meeting procedures in accordance with the Unit Titles Act 2010.

Below, we have put together just a few tasks to add to your summer inspection checklist:

 

Here are some essential tasks that should be added to your maintenance checklist:

  • Consider bug control measures (especially if wasps or spiders are a problem)
  • Prune trees and clear debris
  • Inspect heating, cooling, and ventilation systems
  • Check extractor fans are working well
  • Look for any signs of moisture buildup
  • Clean foundation vents
  • Examine all taps and under-sink pipes for plumbing components that might need attention
  • Roof and spouting: Check for any damage or leaks on the roof and clean and unclog your spouting
  • Clean gutters
  • Check your smoke alarms. And while you’re at it, remember to check the expiration date on your fire extinguisher, too

Maintenance tasks may be a chore, but completing these each season will protect your investment. Preventing structural damage, saving energy, and keeping the property’s systems running properly are all benefits of attentive property maintenance.
